Project Tango Timeline & Public Review Process
Project Tango is part of a long-running public planning and zoning process that has been underway in Palm Beach County since 2015. Over the years, the property has gone through multiple land use reviews, zoning approvals, technical evaluations, public hearings, and state agency review periods with opportunities for public comment.
2015-2016 - Initial Land Use & Zoning Approvals & State Review
The public approval process for the Central Park Commerce Center Multiple Use Planned Development (MUPD) began in late 2015.
During this phase:
- The property went through a series of public hearings before county boards and the Palm Beach County Board of County Commissioners (BCC).
- Palm Beach County approved the site's foundational land use and zoning framework.
- The proposal was also reviewed by state planning agencies, including public comment opportunities as part of the state review process.
This phase established the long-term industrial and commercial planning framework for the property.
2016-2017 - Site Design & Technical Variances
Following the original approvals, the project returned for additional technical and site-related reviews.
These included: parking adjustments; landscaping modifications; interconnectivity waivers; infrastructure and site planning updates intended to support technology and industrial uses.
These requests were reviewed through additional public hearings before the Zoning Commission and County Commission.
2018 - Land Use Amendment & State Review
In 2018, the project underwent another formal land use amendment process. This phase included: Local Planning Agency (LPA) hearings, BCC public hearings and another state agency review period with public comment opportunities. The amendment updated elements of the long-term planning framework for the site.
2024-2025 - Expanded Planning Area & Updated Approvals & State Review
The next major phase of review occurred in 2024 and 2025. This phase involved: expansion of the MUPD land area; rezoning updates; amendments to the master development plan; updated site standards and technical variances.
This phase again included: public hearings; zoning hearings; BCC review; and state review periods with opportunities for public input.
December 10, 2025 - Public Hearing Postponed
The most recent public hearing occurred on December 10, 2025. At that meeting, the item was postponed to allow additional review and continued public discussion.
July 15, 2026 - Upcoming Public Hearing
The next scheduled hearing is before the Palm Beach County Board of County Commissioners on July 15, 2026. Between now and the hearing: county staff will continue technical review; additional project information may be submitted; community outreach efforts may continue; and residents will continue to have opportunities to engage in the process.
Ongoing Public Participation
According to the project regulatory timeline, the process has included: 20 public hearings and approximately 23 opportunities for public input through hearings and state review periods. Public participation has been part of the process from the beginning and will continue moving forward.
